General DescriptionWith 5.5 acres of property and over 450' of shoreline, this newly built four season vacation home affords outstanding privacy on a lake located in the Haliburton Highlands region - approximately 2.5 hours from Toronto. The cottage is beautifully finished and furnished with open concept main living areas, 16' high cathedral pine ceilings, wood floors, and panoramic views of the lake and surrounding woods. The living area has a propane fireplace and a second propane fireplace is located in the large games room on the lower level, along with the large screen satellite TV. The designer kitchen has new appliances, tiled counter tops. There is a spacious three season screened porch off of the main living area. Excellent fishing (bass and rainbow trout) in this private lake (retricted to motors under 6hp) and extensive walking/hiking/atv and snowmobile trails accessed directly from this property. The property is a short drive from the town of Wilberforce for shopping and supplies. Hot tub on deck (not available in July/August).

Bedrooms & BathroomsThere are four bedrooms and three bathrooms in this cottage. The main floor has the master bedroom with queen size bed and a three piece (shower/toilet/sink) ensuite bathroom. The second main floor bedroom has a double bed plus a single and the third main floor bedroom has a double bed. There is a four piece (tub/shower/toilet/sink) bathroom on this level. On the lower level there is a large bedroom with two double beds and a two piece bathroom. There is a sofa bed in the main floor sunroom and a portable "Graco" baby bed, as well as a cot in the downstairs library cupboard.

Satellite TV, DVD, in rec room and master bedroom with Sat TV. Stereo/w CD Phone (local calls or credit card calls only). Propane fireplace in living area and rec room. Games room and libary room on lower level. Three season screened porch. Canoe and paddle boat, swim raft, campfire pit, patio furniture. A 4 person hot tub was added to the facilities (on deck) in 2007 for winter and low season bookings only. PLEASE NOTE: Hot tub is NOT available during July/August. Air conditioning has been added to the amenties for this property.

Waterfront & SwimmingApproximately 450' shoreline, with NW exposure on a private lake. Large sandy beach area above the water line, sandy entry, deepens fairly quickly, softer bottom as you proceed out into the lake. Large deck for sitting out at the shoreline. Swim raft anchored in deeper water. Canoe and paddle boat included. Good fishing on lake (lake is approximately 2 km long) for bass and rainbow trout. The lake is restricted to motors under 6 hp. No seadoos/personal watercraft.

"We loved everything about the property. It was obvious that the owners put a lot of thought into the layout. The attention to the finer details was impressive. For example, books for every taste (my 4 year old loved the "little polar bear' series); fans everywhere; a wider range of music cd's; the sun room was set apart frorm the bedrooms for early risers; the cottage was above ground level to enjoy the beautiful view; grassy large side yard for outdoor sports. We also really enjoyed all the modern amenities (propane fireplace, convection oven, satellite TV, hardwood throughout!).

"We enjoyed having the sandy area at the waterfront. My son and his cousin played there for 2 days non-stop! We also liked the flat grassy area for the kids to play. The lake was quiet and peaceful. The firpit was great - we had 2 campfires and enjoyed roasted marshmallows! We had a fabulous time at the cottage - good times were shared with good friends and family in a lovely, peaceful, relaxing atmosphere. The sunroom was a nice feature - it was nice to relax and be able to have a great view. The sandy beach and the grassy area were a hit with the kids!! The cottage was comfortable, well laid out, and cozy without being small. We would love to return again next summer!"
