General DescriptionThe relaxing, picturesque drive along the Muskoka River from the town of Bracebridge is a wonderful way to arrive to this lovely, recently renovated cottage. The renovation has resulted in a very comfortably furnished cottage with many new furnishings, hardwood floors, new fixtures and paint. The 1,500 sq ft main floor features a Muskoka Room, living and dining rooms as well as 3 bedrooms and 1 1/2 bathrooms while the finished living spaces on the lower level provide for a spacious recreation room and the 4th bedroom. The nicely manicured lot leads to a private waterfront area across the road from the cottage. This location provides an excellent location from which to access the fine boating opportunities of Lakes Muskoka, Rosseau and Joseph.

Bedrooms & BathroomsThere are 4 bedrooms in the cottage. The main floor has 3 bedrooms, two with Queen size beds and the third with a set of bunk beds with a lower Double bed and an upper Single bed. Downstairs in the single finished bedroom there is a Double bed as well as a set of single bunk beds. Both bathrooms are on the main floor. There is a 2 piece powder room off the entry hall and a 4 piece bathroom with toilet, sink, shower and bathtub. The owner provides bed and bath linens.

AmenitiesThe cottage is full equipped with fridge, stove, microwave, dishwaher and all kitchen essentails. There are two fireplaces in the cottage (one in each of the two living areas). The main living room fireplace is a wood burning fireplace while the recreation room fireplace is propane. The cottage also has a lovely bright Muskoka Room, telephone, satellite television with two TVs and DVD players, a VCR, CD palyer, laundry facilities, patio/deck furniture, campfire pit and at the waterfront there is a aluminum boat/oars,a canoe & paddles as well as 4 adult lifejackets.

Waterfront & Swimming106' feet of frontage on the Muskoka River, between Bracebridge and Lake Muskoka. At the shore there is a deck area along with an 18' dock. The bottom is shallow and sandy with a gradually sloping access into the water for about 10' where it deepens more quickly. It is deeper off the end of the dock. It is an approximately 10 minute boat ride from the cottage to Lake Muskoka.
