General DescriptionLovely family cottage located within minutes of Buckhorn, on Lower Buckhorn Lake accessing the Trent Severn Waterway, (near the Trent Canal between Upper and Lower Buckhorn). Set on a lovely deep lot with open grassy areas, gardens and mature trees offering southerly exposure. This three bedroom cottage has lots of extras like laundry, dishwasher, highspeed internet access, satellite TV, air conditioning. Comfortably furnished and finished (oak flooring throughout living areas). There is a second sitting room/exercise room in the basement (unfinished). The deck facing the water is quite large and extends the living space into the outdoors. Large dock and covered boat slip at the waterfront for boaters. Cottage is located directly off of Highway 36 (audible road noise), within walking distance of the town of Buckhorn, the locks, craft and antique stores, restaurants and other shopping.

Bedrooms & BathroomsThree bedrooms on main level. The bedrooms are up 5 stairs from the main living area. All three bedrooms have queen beds (one of the beds is a waterbed). One of the bedrooms has a baby crib. There is a three piece (bathtub) ensuite bathroom, and a second main bathroom has tub/shower, toilet and sink. There is a third two piece powder room in the basement level. All bedrooms have ceiling fans as does the main living area.

Waterfront & SwimmingApproximately 70' frontage on Lower Buckhorn, a short boat ride from the locks between Upper and Lower Buckhorn. Shallow entry at shore, sandy bottom for approx. 10' then softer bottom. Waterfront has lily pads, weeds, as you proceed into the water. Docks (16') , covered boat slip. Public sand beach a short distance away on Sandy Lake, also public swimming in town near General Store. Note: Photos taken in fall with low water levels. In summer the water levels are up to the grassy shoreline.
